Terms and ConditionsYour holiday home rental includes exclusive use of the property, including use of the grounds it is situated on, and services e.g. gas, water, electricity, garbage collection, but it excludes optional services like pool heating. Bookings are valid after;1] The booking form has been completed and signed and received by the owner 2] The appropriate deposit has been paid to the owner 3] Booking has been confirmed in writing by the owner to the guestThe person who signs the booking form is authorised to agree to these terms and conditions on behalf of all persons included on the booking form. The person signing the form must be aged 21 or over. A deposit payment of £100 per week must accompany bookings and this amount is non-refundable. The balance is payable no later than EIGHT weeks prior to the commencement of the holiday together with a security deposit of £200. The security deposit may - apart from covering damage and loss- also be used to cover extra costs such as 'excessive' cleaning costs if the home is left in a very dirty state. The security deposit is normally returned to you within 14 days of your return but no later than 4 weeks after your return following the Management company’s inventory check. Please be reassured that normal wear and tear is expected.If the guest wishes to cancel the booking he/she should advise the owner immediately by telephone or email. The owner shall be entitled to the following monies: 28 - 56 days notice: 50 per cent of the rental charge 14 – 28 days notice: 75 per cent of the rental chargeless than 14 days notice: 100 per cent of the rental charge. Guests agree: 1] To take good care of the property and leave it in a clean and tidy condition at the end of the holiday 2] To report any damage, loss, problem or concern IMMEDIATELY it is discovered to the owner's management company in Florida. 3] To permit the owner or their agents reasonable access to the property to carry out any maintenance if necessary e.g. pool and lawn service 4] Not to sublet or share the property except with persons nominated on the booking form Electricity, water and other utility services can fail e.g. during severe weather or for other reasons over which we have no control. We will assist guests [via the villa manager] in all respects possible, but we cannot accept liability for loss of main services or failure of appliances, nor for the consequences of the actions or omissions of persons who may control supply of mains services, nor any actions taken in the vicinity of the property by any authority over which there is no control by the owner. The property is available after 4pm on the day of arrival and should be vacated by 10am on the day of departure. We will try to accommodate individual requests for early check in or late checkout and will normally be accommodating provided our cleaning service has sufficient time to prepare the house for the next guest.Guests use the pool at their own risk. Observe the safety rules displayed in the pool area. The pool is cleaned and chemically balanced at least once a week for your safety and comfort.As owner of the property or our agents, we are not liable for any loss or delay occasioned by force majeur which may include any of the following; Strikes, riots, political unrest, war or the threat of war, terrorist activities, industrial disputes, fire, flood, closure of airports or any other event beyond the owner's control. If gas BBQ'S are used Florida law says they may not be used inside the house or on the pool deck but only on the lawn. We sincerely hope you do not have any complaints but in the unlikely event that you wish to register a complaint during your holiday please contact the villa manager direct. Follow this up with a written document and copy it to us on your return.
